Limited Partner Investing is a guide that inspires everyday investors to move beyond safe bets and discover how funding local businesses, franchises, and partnerships can build personal wealth and strong communities. Why was this an important book for you to write?

I was in a Half Price Bookstore one day, and while looking through the bargain book section, I located a book entitled “Stock Investing.” I then decided to write a book entitled Limited Partner Investing.

In your research, which real-world success story stood out most?

Limited partnership businesses are about cash-cows and modern-day ‘gold mines.’ My favorite modern-day gold mine is the golf driving range. People in the small business industry decided, in the 1970s, that a golf driving range is a modern day gold mine. Why? Because, believe me, golf driving ranges just make money. Anyway, I have interviewed a lot of business owners over the course of my lifetime. And all of these people, every single one of them, shared something with me about how they turned their local business into a local success story.

How do you balance the enthusiasm of your writing style with the need to convey the risks of LP investing?

A well-known LP industry formula is used to make decisions about LP business investments.

What advice would you give someone who wants to take their very first step into being a limited partner?

Our lives are filled with potential. Yet in these challenging times, our ability to flourish can be compromised by disconnection, stress, and uncertainty. My goal in this book is to help people cultivate greater peace of mind, resilience, and hope by sharing nine powerful pathways to inner peace that have been practiced through centuries of spiritual tradition, described by poets and philosophers, and are now supported by the latest scientific research.

For readers who are intimidated or overwhelmed by the idea of slowing down and practicing mindfulness, what advice do you have for them to help them get started down the path to inner peace?

Readers don’t have to follow a demanding meditation regimen to gain inner peace. They can begin by simply pausing for a moment whenever they feel stressed and taking a deep breath to become more centered. They can find ways to connect more deeply with nature, the beauty of the arts, and the people in their lives. Pathways to Inner Peace offers these and other simple practices from nine research-validated pathways.  Readers can choose the practices they’re most comfortable with to chart their own path to greater peace of mind.

What were some ideas that were important for you to share in this book?

After a series of personal losses, I began searching for greater connection and peace of mind. While studying extensive research in psychology and neuroscience, I discovered nine powerful pathways to peace of mind. Trying them myself, I learned how profoundly they can affect us. I found that taking a short walk in a natural setting can help relieve depression. I learned that even a brief connection with another person—waving at a neighbor, exchanging greetings with the clerk at the grocery store—can benefit both people, relieving stress, and activating our immune systems. And I discovered how a simple gratitude practice—thinking of three things we’re grateful for—can bring us greater peace of mind and restore our trust in life. I share these and other simple practices in this book.

What is one thing that you hope readers take away from Pathways to Inner Peace?

I’d like readers to discover, as Viktor Frankl realized so long ago, that no matter what life brings us, we have a choice in how to respond. By following the practices in these nine pathways, we can all choose to live with greater peace of mind, meaning, and hope.

Because I felt so alone during these times, and maybe there were books out there for me, but I couldn’t find them easily. I wanted a book title that said exactly what I had been through, so it could be a support to others.

I appreciated the candid nature with which you told your story. What was the hardest thing for you to write about? 

Probably the moment in the back seat of the wedding car. My mind was taken back to that exact moment. My hand was frozen on the door handle.

What is a common misconception you feel people have about coping with life after divorce? 

That things will never be ok again, and that they will never find ’the one’.

What is one thing you hope readers take away from your experiences?

That their bodacious second act is waiting, and even if they spend their time alone, it is better than being with someone who doesn’t value or see you. That was my mindset. But lucky for me, I did find someone, and we are very happy.

That’s when it clicked: if I’m going to be called a villain anyway, I might as well own it on my terms. That shift turned “villain” from an insult into armor. It stopped being something I ran from and became something I leaned into — a way of saying, “Yes, I’m different, and I’m not apologizing for it.” I have gotten over it – that not everyone is going to like us, and we just have to wave and be that villain, because we deserve to be our true selves.

In your exploration of envy and projection, what insight surprised you the most while writing this book?

The most surprising realization was that envy is often admiration in disguise. People project negativity not because you’re wrong, but because you’re embodying something they secretly wish they could claim. That flipped the script for me — what felt like an attack was actually a mirror of my own power. It’s both unsettling and liberating to see envy that way, because suddenly it’s not about rejection, it’s about reflection.

What do you hope a reader who has been shrinking their light will feel when they finish your book?

I want them to feel unafraid. I want them to see that the parts of themselves they’ve been hiding — the sharp edges, the audacity, the brilliance — are not flaws but sources of strength. My hope is that when they turn the last page, they’ll feel permission to step into their full presence, even if the world calls them a villain for it. Especially if the world calls them a villain for it. It is okay to shine.
